A: They are built in the same factories, with the same materials, but with different building codes and different uses.
Q: How much maintenance will my home need?
A: Today’s manufactured homes are built with the same materials as stick built homes, meaning the maintenance levels are similar.

Living in Lakeside Homes Community
Q: What is a manufactured home community?
A: Lakeside Homes is like living in a cooperative association. You own your home, but you rent the land space for your home. There is a set of rules and guidelines that residents need to agree with in order to live at the Lakeside Homes community. Our full-time management team ensures that our community is kept clean and organized.
Q: Are you a senior only community?
A: No, we welcome families with children as well as seniors.
Q: Are cats and dogs allowed?
A: Two indoor cats are allowed, but no dogs.
Q: How big are the sites?
A: In average, between 40’ wide by 80’ deep.
Q: What is the size of the community?
A: Lakeside consists of 245 homesites on 42.6 acres.
Q: What are the parking regulations?
A: Each home has two on street parking spots in front of their home and only two vehicles can be parked there. There are extra spaces in the community where guests’ cars can be parked.
Q: In what school district is Lakeside Homes on?
A: We are in the Mounds View public school district #621. Schools that serve our residents are Valentine Hills Elementary School, Highview Middle School and Irondale Senior High School.
Q: What are the main differences between living in an apartment building and living at Lakeside?
A: There are many answers to this. One is that at Lakeside you are a home owner, with no one living above or below you, giving you a lot more privacy than living at an apartment.

A: In Lakeside, the lot rent ranges from $385 to $410

Q: Does Lakeside Homes require a security deposit?
A: Yes, it’s due when the lease is signed and it’s equal to two month’s rent.
Q: What is included with the rent?
A: Water, sewer, garbage, street repairs, snow plowing, on site daily management and recycling.
Q: When is the rent due?
A: The rent is due on the first day of the month.
Q: What do you charge for non-sufficient funds checks?
A: For each check returned, Lakeside Homes charges $20.

A: There is no set interest rate for any home. There are many variables that define the interest rate on a home. Some of them are the person’s credit history and down payment amount.
Q: How much does my down payment need to be?
A: Between 5 to 20%, the more you put down the lower your interest rate can be (applies up to 20% down payment.)
